What can I say about Gareth Yates - Manchester's Estate Agent! He was a like on Facebook by a friend and I just kept following him. When the time came to put our family home on the market, we got valuations and quotes from "normal" estate agents but I convinced my brother to have a look at Gareth on Facebook. We met him and the deal was done. Right from the start Gareth has been very transparent! He was available almost 24 hours a day and honest with answers he gave to questions asked.

I do not have enough positive things to say about the service Gareth provided. I found Gareth while frantically searching for recommendations on a local Facebook page after I’d had an extremely large discrepancy between 2 other valuations. Estate Agents are generally something you have to endure to meet the end goal of either selling or buying your home, but Gareth made the whole process so much easier. He proved that the feelings of disdain and disappointment towards your estate agent do not have to be a foregone conclusion. Gareth took the time to understand my motivation for sale, timescale, and my expectations, and explained the strategies he would use to achieve these. I can honestly say he exceeded all of these.

Conducting my own viewings also made me appreciate the service he was providing to my buyers. I was left to wander around neatly presented homes alone, and was advised to call the office in the week for answers to simple questions regarding leasehold title. Whereas, I knew for certain my buyers were accompanied by Gareth, and in the unlikely event he couldn’t answer their questions, he would contact me straight away.

Speaking of which, I could contact him at a time to suit me with even minor worries and I never had to wait long for a response. As someone who works in Early Years and has no access to a phone during the day, this was an invaluable benefit, I can only imagine how many days it would have taken to get hold of the person I needed with my 30 minute lunch break at work.

One thing I never doubted (which I definitely did with my previous sale) was Gareth actually wanted to achieve the best sale for all involved. When the sale fell through, he miraculously got another sale agreed same day! He also dealt with my overthinking, and constant worries about what I was convinced would go wrong, not to mention the chaos caused by my new build developer. I There was not one point when I felt like my property was on a sheet of paper competing to get to the top of a pile of many. I genuinely would struggle to think of anything negative to say, and am so, so very grateful for the role Gareth played in helping me and my family make a very significant but positive life change.

I genuinely think we achieved our best sale price and lowest purchase price thanks to Gaz's advice and expertise. Had we listed with a large chain of Estate Agents (EA's), I truly believe we'd be thousands of pounds out of pocket. I imagine most people think you'll get the most exposure from a large EA and therefore a better chance of a sale if you list with a big one; I used to think that too! But I realise now, you'll get the same exposure (by way of Rightmove, Zoopla etc), but will the EA actually be working hard for you?

With Gaz, from the initial launch, with his amazing photographer/videographer, the efforts he puts in behind-the-scenes, and his availability to help with your queries, you feel that Gaz is working hard to get you the best sale (and onward purchase). And you can feel confident that Gaz will be servicing all of your potential buyers with the same level of awesomeness too!

It's clear Gaz LOVES what he does, and he made what is one of the most stressful experiences far easier to cope with (in his words, his role is 80% EA and 20% counselor... ha ha !!).

Our sale and purchase, as stressful as they felt at times, were far more bearable thanks to Gaz being on hand to help, chase, advise, and assure.

I viewed a lot of houses and had interactions with many large Estate Agents. How did those go? Well, I requested viewings on many houses and often didn't get a response. I had EA's lie to me about how high I'd have to bid on a property. I viewed houses with EA's scrolling on their phones. Some EA's even pointed out the bad bits of the property they were supposed to be selling!! To be fair, one company was OK, but the majority were dreadful.

"No one cares more about a business than its owner." Gaz is the epitome of this phrase, and from my experience with many EA's, none compare to Gareth Yates - Manchester's Estate Agent.

Our house had been on the market for a number of months with a traditional style estate agent. We were having no luck selling, lots of viewings but no offers. We actually took our property off the market. We then met Gareth when we went to view a property and it was then we knew we needed to give him a chance at selling ours. Gareth launched our property on social media as well as the typical channels (rightmove etc) and this is what made him stand out against other agents. It only took two open days and we already had an offer above asking.

In terms of the service we received from Gareth, we couldn’t rate it any higher. You are only dealing with one person (Gareth himself) which meant you knew he was the one showing people round, he knew what you wanted buyers to know, if we had a question on absolutely anything he was in the loop and knew where everything was up to. Gareth also had amazing communication, we always got a speedy response (usually within 5 minutes unless he was at another viewing!) and he was so supportive throughout the entire process.

An excellent experience. Gareth Yates was extremely helpful, proactive and available to ask for advice. The photos and advert were done in just a few days, and then my flat was sold within a week. The online setup made everything much less stressful - would never go back to a traditional estate agent after this experience!
